Nestify

The cleaner app algorithm uses cleaner availability, cleaner location and the type of cleaning requested, to notify qualifying cleaners via their mobile phones of available shifts. Cleaners can then accept or decline shifts. If a cleaner cancels a shift, it is automatically reallocated to another cleaner.

In order to track work done, cleaners clock in and out via the Nestify cleaner app on their phone. It uses geo-location (phone GPS and property co-ordinates) to only permit clock-ins when in close vicinity to the property. 

This prevents cleaners from subcontracting to other cleaners. Clock-outs are automatically triggered when cleaners exit the geo-location. In addition, property managers can also manually update shifts and clock-ins/-outs. 

The work report screen allows cleaners to view the scope of work for each room and forces them to report work progress. The property manager can then review the work and approve the shift, which triggers payment. This feature is key to work scope communication and quality control.

We automated property access with two solutions: KeyBox and KeyNest. 

KeyBox sends a one-time code to the cleaner once a shift is created with which to open a key lockbox. When the keys are returned to the lockbox the code expires. ​

KeyNest uses collection points (stores) close to the property. A collection code is sent to the cleaner, who exchanges it for the keys. Property managers are automatically notified when keys are collected or returned.

We built a tool in the cleaner app to make it easy for cleaners to report maintenance issues. Cleaners create tickets with details of issues (including photos), which are sent to the maintenance list in the admin dashboard.

From there, Nestify can update, prioritise, assign, view status and resolve tickets. Deadlines are automatically calculated based on priority levels.

Landlords can track their property maintenance tickets in their dashboards.

The Nestify team can manage various aspects of each property in the admin dashboard:

• Property details: address, landlord contact and bank account details
• Documents: upload contracts, gas, EPC, EICR, HMO, PAT certificates and send renewal notifications
• Layout: room types, amenities, cleaning fees, add photos and videos
• Maintenance & claims: view and manage tickets associated with property
• Property access: create codes for KeyNest and KeyBox solutions

We created an interface to manage all claims (e.g. broken furniture) reported by landlords or guests via different channels like Airbnb or Bookings.com. Here the Nestify team can check a claim’s status, edit its details, and charge or pay guests and landlords respectively.

The ‘My properties’ screen in the landlord dashboard helps landlords track various performance aspects of their properties, such as income generated and occupancy rates. They can also download detailed financial statements for specific time periods.

The ‘Calendar’ screen uses APIs to retrieve and display active bookings made on third-party platforms like Airbnb. Each property has its own calendar view where the landlord can update availability, by for example blocking specific dates.

Financial statements are automatically generated from 3rd-party platform bookings, management fees (as per pricing model), VAT charged, claims and maintenance tickets. Administrators can also add custom items before validating the statement. Validation triggers payment and sending of the statement to the landlord. 

Currencies used in statements are based on the location of properties – if located in the UK, it defaults to pounds, otherwise euros.
